The Real Cost of Buying Property in Dubai as an American

Every line of the transaction, with the amounts, and a worked example on a $500,000 apartment.

American buyers budget for the price of the apartment and then get surprised at transfer. The gap between the listing price and the money that actually leaves your account is between 5% and 8% on a cash purchase, and more with a mortgage.

The 4% is the one that matters. By custom it is often described as split between buyer and seller, but the contract almost always makes the buyer liable for the whole amount. Read that clause before you sign, not after.

So a $500,000 apartment costs about $532,500 to complete on a cash purchase. That is 6.5% on top.

Add a mortgage and you add roughly 0.25% of the loan plus a valuation, which on a 60% loan of $300,000 is about another $1,500.

How this compares to closing in the United States

American buyers often assume Dubai is expensive to transact in. On the front end it is. On the back end it is not.

Dubai charges you 4% once, at purchase. It then charges you no annual property tax, no capital gains tax when you sell, and no income tax on rent at the UAE end.

A US property charges you a smaller entry cost and then an annual property tax bill every year you own it, plus capital gains at exit. Over a five to ten year hold the arithmetic reverses. The 4% is a one time toll, not a recurring one.

What Americans owe on the US side

None of the UAE tax position removes your US obligations. As a US citizen or green card holder you are taxed on worldwide income wherever you live. Foreign rental income and capital gains are reportable, and FBAR and FATCA thresholds apply to foreign accounts opened to run the property.

Speak to a US tax adviser before you buy. The structure you buy in is far harder to change afterwards.

Yes. The standard is 2% of the purchase price plus 5% VAT, paid by the buyer. It is a market convention rather than a regulated rate.

Are the fees different for off plan?

The 4% transfer fee still applies. Off plan purchases register on the Oqood interim register rather than issuing a title deed immediately, and there is no developer NOC because there is no existing owner to release.
